Most commercial office space in India is given in a ‘shell’ condition (as a concrete open area without flooring, ceilings, room divisions or partitions, furniture or other tangible amenities). The onus is on the tenant to design and construct the interior according to individual tastes, requirements, and company themes.

Although it may initially seem like a costly endeavour to fully construct and furnish an office interior, ultimately it can prove to be a very effective cost-saving exercise. As furnished commercial property is rare in India, the premium for having furniture and interiors pre-fitted by the landlord is often factored heavily into quoted rents (in other words rent becomes much more expensive). It therefore stands to reason that if the intention is there to lease an office for a long term period, it will serve as a long term marginal cost benefit to design one’s own interiors.

Moreover, the layout and theme of an office (for example the formation of work stations and meeting rooms, location of amenities within the office, colour schemes etc), are all very personal and subjective choices, dependant on an individual company’s requirements.
